House Rules

Please be advised that the following rules apply to all student accommodation properties. The rules have been put in place so that all students can enjoy a comfortable relaxed home while studying. These rules form part of your lease and are enforceable. Should you have any concerns regarding these rules please speak to your Portfolio Manager before applying.

  • Strictly one tenant per room – our office does not allow two people to share a room in student accomodation properties.
  • No pets are to be allowed.
  • No smoking is permitted inside the property.
  • Noise - please - remember the other occupants have a right to quiet enjoyment. Keep the noise to a reasonable level.
  • Security - this is most important - You are responsible for the security of these premises. To protect the owner's property, your own and your fellow students, please ensure that both the front and back doors are locked when you leave the house. Likewise if you open a window in the common area, you are then responsible to lock it when necessary. Never assume that someone is still in the house when you are leaving. We will also recommend that your room be locked when youa re not at home to ensure your own personal privacy and security. We recommend that you insure your conents as the owners insurance doesn't cover your belongings at all.
  • Cleaning - the common areas in the house are to be kept clean and tidy at all times for the pleasant enjoyment of all occupants. Food or dirty dishes left on the table or sink attracts flies, ants, rodents and cockroaches. We suggest a roster system be arranged for fair distribution of house duties to the mutual satisfaction of all occupants.
  • Breakage, damage or loss of common property - the owner has provided comfortable furnishings and appliances for your convenience. Every care should be taken to ensure that the owner's property is cared for and all furniture and appliances are used as they were intended and no unnecessary damage is incurred by incorrect or dangerous use. Accidental or loss of crockery, cutlery, utensils, etc, must be replaced with an item of similar type and value.
  •  New tenancies - if you have a friend who may wish to occupy a vacant room in this house, please refer them to our office. Prospective tenants must be accompanied by an agent to view the rooms available.
  • When vacating - please, at the end of your stay, ensure that you leave your room clean and tidy (as you found it) so that the next occupant may have a pleasant and healthy environment also. All properties are professionally cleaned prior to being leased. This includes steam cleaning the carpet.
  • Notice must be given prior to vacating. This notice must be given in writing - not verbally.
